Maricopa landlords urged to look beyond rent when a home sits vacant

When a rental home stays on the market longer than expected, the problem is not always the asking price, according to InMaricopa.

In a column published Oct. 15, Maricopa residents Euphemia and Sherman Weekes of Crest Premier Properties said landlords should look at the full picture before deciding to cut rent. The couple founded the company in 2006 and manage about 150 homes, with roughly a quarter of them in Maricopa.

The article notes that a property may attract inquiries or showings but still fail to bring in qualified applications. In those cases, the issue could be the home’s condition, the landscaping, the photos, the ease of scheduling showings, or how quickly questions are answered.

Crest Premier Properties said a listing can provide clues even when no one offers direct feedback. Lots of interest but few showings may point to a scheduling or presentation issue, while showings without applications may suggest pricing, condition, or competition problems.

The column advises landlords to compare their property with similar homes in the market and identify what is keeping a qualified tenant from saying yes. If owners are unsure why a home is sitting, the company says it can review the property, the competition and the asking rent.
